國家發(fā)改委近日發(fā)布新規(guī),明令商品房銷售要明碼標價,實行一套一標價。商品房銷售價格明碼標價對外后,可以自行降價,打折銷售,但漲價必須重新申報備案。此前商品房“一天一價”甚至“一天幾價”的局面,有望被遏制。

The Department of Price Supervision of the National Development and Reform Commission (NDRC) said on Tuesday that prices of all properties, agency costs and property management fees must be marked clearly and be consistent with the declared prices.
國家發(fā)改委價格監(jiān)督檢查司上周二發(fā)布規(guī)定,明令所有的商品房售價、代收代辦費用、物業(yè)管理費用都需明碼標價,且與申報價格一致。
文中的prices be marked clearly就是指“明碼標價”,比如:比如說:Prices for goods must be clearly marked and advertising must be honest.(商品一律明碼標價,廣告必須實事求是。)Declared price就是“申報價格”,原先在房地產(chǎn)市場常聽到的starting price(起價),average price(均價)等說法都要被declared price所代替。新規(guī)旨在防止開發(fā)商用各種明目的標價mislead and deceive consumers(誤導和欺騙消費者)。
