房地產(chǎn)正進(jìn)入前所未有的敏感期,金融政策再度成為調(diào)整地產(chǎn)走勢的關(guān)鍵因素。央行日前召集各商業(yè)銀行,稱各商業(yè)銀行須優(yōu)先滿足居民家庭首次購買自住普通商品住房的貸款需求,及時(shí)審批和發(fā)放符合條件的個(gè)人住房貸款。但在首套房貸款利率上,央行并未給出明確標(biāo)準(zhǔn)。

During a meeting with executives from 15 commercial banks on Monday, the PBOC emphasized that the banks should improve their housing finance services and give priority to loans for first time homebuyers while keeping a closer eye on the associated risks.
周一央行召集了15家商業(yè)銀行的主管開會(huì),強(qiáng)調(diào)商業(yè)銀行應(yīng)改善住房金融服務(wù),優(yōu)先發(fā)放首套房貸款,同時(shí)加強(qiáng)對(duì)住房貸款風(fēng)險(xiǎn)的監(jiān)測。
央行要求各商業(yè)銀行要優(yōu)先發(fā)放loans for first time homebuyers(首套房貸款),合理確定mortgage rates(按揭貸款利率)水平,并grant housing loans more quickly(加快住房貸款發(fā)放)。
進(jìn)入2014年以來房產(chǎn)市場的萎靡已經(jīng)影響到水泥、鋼鐵等downstream industries(下游產(chǎn)業(yè)),房價(jià)上漲乏力使得購房者的wait-and-see mood(觀望情緒)愈加濃厚。
