近日哈爾濱市住房管理部門發(fā)布新規(guī)，今后房屋租賃代理費按不高于半月成交租金一次性收取，房屋買賣代理收費按不高于成交價格的0.5%計收，具體收費標準由雙方協(xié)商議定。業(yè)內人士分析，此次中介費的下調，將有利于帶動疲軟的二手房市場。

The price range of real-estate agency fees was cut down to no more than 0.5 percent from 0.5-1.5 percent of the housing transaction price, according to an official document released by the housing bureau and the development and reform commission of Harbin, capital of Northeast China’s Heilongjiang province, on Dec 10.

根據哈爾濱市住房管理局和發(fā)改委發(fā)布的官方文件，哈爾濱房屋中介費收取標準將從房屋成交價格的0.5%到1.5%調整到不高于0.5%。

房屋中介費英文表達就是real-estate agency fees，如果是租房代理，也可表達為agency fee for renting houses，原先租房一般要收取一個月租金作為中介費，而現在降到半個月租金，對于租客來說確實是個好消息。

業(yè)內人士認為，這一新規(guī)有利于帶動weakening real estate market（疲軟的房地產市場）。不久前央行unexpectedly announced the 40-basis-point lending rate cut（意外宣布降息40點），五年以上貸款的benchmark rate（基準利率）從原先的6.55%降到了6.15%，這對房市也是個利好消息。
